Where Your Rates Go

Every $100 collected is distributed as follows across a range of services:

*Based on 2024-25 Budget estimates.

Land Valuation

For rating purposes, land in NSW is valued by the Valuer General under the Valuation of Land Act 1916 and a new valuation is provided every 3 years. The valuation is based on the unimproved capital value of the land (the value of the block of land if no structural improvements had been made). Councils use of land values to distribute rates across our local government area and is done by using a combination of the land value of the property, and a fixed amount per property.

A change in land value does not necessarily lead to a similar change in rates.

Any objections or appeals regarding the valuation of the land value must be directed to the Valuer General's Office on 1800 110 038 or by visiting the Valuer General’s website. Whether or not an objection is pending, the rates levied must be paid by the due date indicated on the front of your rate notice.

To find out more about how land values affect your rates visit the Valuer General's website.
